I just found the coolest tool ever for collecting comparable information. Its available on-line at http://www.domania.com/homepricecheck/index.jsp.

I was able to enter a price range and time period and find all properties sold in a zip code that match those criteria. And, the information seemed to be more current than what was available on the county assessor's website. So, very-very cool.
